Design Principles

Our proposals recognise that 1 Lancaster Circus has its place in Birmingham’s history and heritage. This heritage will be considered and fed into the design to preserve the memory of this history, whilst we also pay homage to the site’s industrial past in name – Perryian Works. 

To help deliver a project that supports a wider vision for a greener, brighter, future for the city we are seeking to re-imagine the site and area.

Our proposals for 1 Lancaster Circus promise to elevate this site in terms of scale, quality, and vibrancy. This will be achieved through the delivery of striking buildings, active frontages, and public green space that maximises the potential of this site for years to come.

As part of our vision for Lancaster Circus we want to create a real sense of place and reimagine this key site for the city. To deliver against this ambition and make the sites’ prominent position we are proposing two blocks, including  landmark towers of up to 40 and 50 storeys which will stand out against the wider city skyline.

To support ambitions to cultivate a new community, the towers have been designed around new areas of public realm which combines outdoor courtyard space with natural elements that foster an attractive environment for people to come together and enjoy. 

The units are generous, with spacious internal areas. The plans are designed to have inherent flexibility so the units can be varied according to need in the future. 

In addition to this the proposals include generous amenities and outdoor space, including roof top gardens on both towers. 

This will be complemented by active frontages on the ground floors for commercial or leisure uses, which can be enjoyed by both residents and members of the public.  

This will be designed to accommodate different uses and could include a shop, restaurant, or cafe. Dynamic new occupiers will be sought which add real value to the area.
